Buying steps

How buying with Axiom works.

  1. 01

    Plan and pre-approval

Talk through goals and budget, and get pre-approved with a lender of your choice.

  2. 02

    Search and offer

Tour homes, review recent nearby sales, and write an offer with a clear strategy.

  3. 03

    Inspect and close

Inspections, appraisal and title reviewed carefully, with deadlines tracked in writing.

First-time buyers

Tips worth knowing.

  • Budget beyond the price

Plan for closing costs, insurance, taxes, HOA dues and moving expenses.

  • Get pre-approved early

A pre-approval shows sellers you're ready and clarifies your price range.

  • Don't skip inspections

Inspections can reveal issues worth negotiating or walking away from.

  • Check flood zones

Much of Hampton Roads is near water. Ask about flood zones and flood insurance costs early.

  • Read the HOA documents

Rules, fees and reserves can affect your costs and how you use the property.

  • Keep finances steady

Avoid new credit or large purchases between pre-approval and closing.

Loan basics

VA and other common loan types.

General information only. Axiom does not endorse any lender — talk to a licensed loan officer about your situation.

  • VA loans

Available to eligible veterans, service members and some surviving spouses. Often no down payment and no monthly mortgage insurance; a funding fee may apply.

  • FHA loans

Government-insured loans with lower down payment options and flexible credit guidelines; mortgage insurance applies.

  • Conventional loans

Not government-backed. Down payments vary; private mortgage insurance may apply under 20% down.

  • USDA loans

For eligible properties in designated rural areas, with income limits and possible zero-down options.

  • Down payment assistance

Virginia Housing and some localities offer programs for eligible buyers. Ask your lender.

  • Pre-approval vs. pre-qualification

Pre-approval involves verified documents and carries more weight with sellers.
